They say looks aren't everything, but this isn't necessarily true when it comes to selling your home.

It's proven that a well dressed property can often help secure a more premium price and can be easily achieved without needing to spend a fortune.

Beresfords Marketing Director, Nicki Treffers, provides some top tips to ensure your home is looking at its absolute best. Having designed and staged many homes, both old and new, Nicki has some great tricks to help your property with its curb appeal.

Make sure all bed are well made

This is a simple trick that can make or break a photo. Beds tend to be a focal point of the room so they should be presented well with cushions or throws. Inexpensive, colourful cushions can really liven up a photo and ensure it stands out, as our eyes are drawn to bright colours.

Declutter!

We all have items and nick knacks we love and think look great, but taking up space can sometime limit a purchasers ability to see the potential of a room. It's best to pack up any ornaments and items that won't be used or required in the foreseeable future to help create a minimal look. It's amazing how much bigger a room can look after undertaking this exercise.

Tidy and banish

Make sure your home is looking its absolute best. Tidy away shampoo bottles, tea towels, anything that doesn't need to be on display. Add flowers for photos and be sure to have some floral arrangements when viewings start. It is also an idea to ensure your room smells pet free, should you have any. Candles, diffusers and air fresheners are a godsend.

Styling

If your home is looking tired, but you are on a budget, simple touches like cushion covers, throws and candles can really spruce up an area in your home.

First impressions

People make judgements within a few seconds, so ensure your garden/driveway is weeded, swept and cut back. Hanging baskets make for a nice pop of colour as do free standing pot plants.
